Beginning The Search – Distillation & Feedback

Ideal Property’s home search specialist begins the intensive research on your behalf; contacting and visiting (as needed) all the relevant estate agents, developers, auction houses, private owners and other likely sources in your target area

Estate agents know that every client of Ideal Property is in a first class buying position and we are usually trusted with privileged inside information about property which is about to be marketed

During the entire search the specialist will be keeping in close touch with you to keep you informed of progress and to ensure the search moves forward with your requirements being of the most importance. Feedback is essential at this stage, and we communicate regularly with clients to ensure useful and relevant information can help Ideal Property be more effective

Previewing & Accompanied Viewing

One of the advantages of using Ideal Property is that the client does not need to make unnecessary trips to view unsuitable properties on the strength of inaccurate or incomplete estate agent particulars

The Ideal Property counsellor will do all the previewing on your behalf so you never waste your valuable time. When previewing, it is our practice to take digital photos of property and these are immediately available to the client by e-mail

Once we have selected and discussed with the client, properties which seem suitable, we arrange a mutually convenient time for you to view them. We will chauffeur or accompany you around the selection – the most eagerly anticipated and involving part of the process

Usually the first day of viewing brings the most focus and insight to the client and this is usually a very exciting and useful day. It is so important that you provide your feedback and reaction to what you see on these tours. This process cycle is then repeated as often as necessary until a suitable property is found

It is at this stage that the client notices that their search has become very focussed and they feel confident with everything start to fall into place. We aim to show you as many properties as we can that fit your likely criteria but we will fit the appointments in with you and we are happy to arrange appointments at weekends and evenings as requested

Targeted Purchase Research & Strategy

Once we have targeted a potentially suitable property we will then discuss it with you and advise you on the best method to use in order to achieve the best outcome for you

This includes establishing the seller’s motivation – this might typically include first establishing the seller’s position and the level and seriousness of any interest expressed so far. This is where we can often save you money

We also conduct extensive research into the history of the selected target property to ensure we all understand the purchase context, and we can also carry out extensive local research and look at similar properties that have sold and are on the market in the area, as well as taking into account prevailing property market conditions at the time

Negotiation

Once the offer is accepted the buying process starts. Completion

Once contracts have been exchanged, Ideal Property can ensure that the process continues to completion smoothly. Upon completion we will ensure that the keys are ready to collect and that the property is vacant.

We recognise that finding a rental property is often a frustrating process, particularly when you are unfamiliar with the area.

The rental market is by nature fast moving – often a property can have gone before a viewing (sometimes it was never actually available in the first place) and on those occasions where a viewing is successfully conducted, it can be difficult to get an offer accepted.
