An estate agent works for the seller, a home search agent works for you, the buyer. Why shouldn’t you redress the imbalance and have someone in your corner to look after you when you buy?
A good property finder will have the contacts and will get to know about suitable property well before you do. Property finders are an excellent barometer and sounding board for Estate agents to establish value. Estate Agents can trust Property finders to be discreet and often discuss potentially suitable property at valuation stage.
The reality is that unless you have built up trusted relationships with ALL the relevant key individuals and sources of property information and leads in your area of search and keep them all in a state of high readiness throughout your search you will find it difficult to succeed.
Most buyers over rely on web portals as a source of information about new property on the market. Internet sites are a good general guide but you’re unlikely to find them adequate as a primary search tool. A rule of thumb might be that, at the moment a property appears on a web portal, it is either about to go under offer, under offer, sold or overpriced. People sell property not portals. An Estate agent will first know about a potential property instruction when they go out to value it, often months before it actually comes to market. Property portals have their uses but they won’t replace a good home finders long standing professional face to face relationship at the source of the instruction.

Estate agents are focused on sellers, who will only pay them when they for introducing a viewer who actually buys. They get nothing for introducing a viewer. The problem is that it’s incredibly difficult for Agents to identify those who can and will buy. Buyers who register are called applicants. Most agents have hundreds of them registered. Most of them are clamouring to view property. Few of them are ready willing and able to buy and a tiny fraction of those who are able actually will. Estate agents will, however, take a home buyer agent seriously if, like Ideal Property, they have a track record and a trusted relationship with the estate agent.
We look at the whole market and as the search builds for a client we will usually access property that is pre-market and some great property that is off-market. It is important not to discriminate against on market property which can become good value as owners situations and attitude to low offers changes.
It’s no problem, in fact it’s almost inevitable that you will as we focus on the reality of availability and as new priorities emerge. We can adapt and even restart searches as long as there is a mutually agreed sense of progress.

We charge a small upfront appointment fee and a location fee is payable upon exchange of contracts. The Appointment fee is to ensure there is adequate commitment and to cover some initial expenses. The Location fee is more accurately quoted at the first face to face meeting with a potential client once the work involved in the search and the client’s particular needs are known. We can of course give you an idea on the phone, first if we have enough information about you.
The emphasis is on working together. It’s important we are the focus and the only conduit for the search. All leads to potentially suitable property must be channelled through us. This reinforces our status as your sole representative and ensures that agents are not confused. The quality of our professional relationship with Estate Agents and associated professionals is of paramount importance and our reputation is everything to us. We must know if you plan to make any appointment to view a property without informing us and we would in the event of a resultant purchase require our fee to be paid in full. At the end of the day the benefit is in allowing us to conduct all the work on the client’s behalf.
We do not take on new clients if there is any conflict or potential conflict with an existing client’s search. Also If we (as Shifting Bricks managed sale service) are managing a sale of a property where we are acting for owner which a buying client purchases we would waive any claim to a location fee.
