The unprepared buyer – a buying agents dream.

Our clients are always fully prepared for the high probability that when we find that Ideal Property for them its likely that we will need to use all our skills and expertise to ensure the bid we make on their behalf is successful.
There are exceptions. We still get offered property, as we did last week in Belsize Park, where the seller wanted a discreet sale and his agent contacted us first as he knew he could rely on us to have a high quality buyer for it. We had exclusive access to a great flat and plenty of time in which to make an acceptable offer before the flat went onto the open market.
Unfortunately for the majority who do not have our input and advice closing the deal and getting an offer accepted is usually hit and miss. If you like a property there will be others who do too. Let me illustrate this with by sharing with you the outcomes of two properties that were available for sale last week: -
Rudall Crescent, NW3 – Asking Price £795,000. Thirteen bids. Offer accepted subject to contract at in excess of £950,000.
Rosslyn Hill, NW3 – Asking Price £695,000. Six bids. Offer accepted (subject to contract) in excess of £800,0000.
What does this mean? Simply that there is absolutely no point embarking on a property search without a serious plan to beat off any encountered competition. You need the right advice from an experienced home finder or buyers agent who will ensure that you are properly prepared to succeed in any sealed bids situation before you start your search.
